
Commercial Project Manager for Construction (m/f/d)
What you will do with us
You'll take on a key role in the commercial management of our projects and work directly with the management team. You'll bring together numbers, contracts, purchasing, change orders, and project workflows, creating transparency for project teams and management while spotting financial risks early on. Your analyses and evaluations will be the basis for solid operational and strategic decisions. At the same time, you'll actively develop our commercial project structures and help us design scalable processes that work even as the company grows.

- You'll handle the commercial side of our ongoing construction and engineering projects.

- You'll create target-performance comparisons for costs, budgets, services, change orders, and liquidity.
- You'll prepare project evaluations, forecasts, and decision-making materials for the management.
- You'll spot risks, deviations, and extra costs early and assess their impact on the project outcome.
- You'll support monthly closings and project valuations.
Purchasing and Procurement
- You'll run and evaluate tenders and price inquiries.
- You'll source construction materials as well as construction, subcontractor, and engineering services.
- You'll create bid comparisons, price mirrors, and procurement recommendations.
- You'll negotiate prices, contract terms, payment deadlines, and scopes of work.
- You'll expand our network of suppliers and subcontractors.
Invoice Verification, Contracts, and Change Orders
- You'll check incoming, progress, and final invoices against orders, service descriptions, measurements, change orders, and contracts.
- You'll clear up discrepancies with project leads and contract partners.
- You'll create, check, and commercially evaluate change orders and claims.
- You'll support calculations, justifications, and contract documentation.
- You'll ensure transparent and auditable project billing.
Claim Management and Project Documentation
- You'll set up and refine a structured claim and change order management system.
- You'll evaluate extra costs, changes in service, quantity deviations, obstructions, and construction delays.
- You'll help with enforcing and defending against claims.
- You'll check the basis of claims with project participants and prepare for negotiations.
- You'll ensure solid documentation and risk assessment.
Interface to Management
- You'll work directly with management on commercial and strategic project issues.
- You'll prepare project analyses, claim evaluations, procurement recommendations, and decision papers.
- You'll develop scalable controlling, purchasing, change order, and reporting processes for Trium Novem GmbH and its affiliated engineering offices.
- You'll be a sparring partner for management, project leads, and technical teams.
What should you bring to the table?
- You have a completed apprenticeship as a construction clerk, industrial clerk with construction experience, or a similar commercial background.
- Alternatively, you have a degree in construction management, construction business administration, industrial engineering (construction), civil engineering, business administration with a focus on construction/projects, or a similar field.
- You have several years of professional experience in construction, plant engineering, civil engineering, structural engineering, or energy infrastructure.
- You have experience in project controlling, ideally in construction or engineering projects.
- You're confident handling purchasing, tenders, bid comparisons, and subcontractor awards.
- You have experience checking invoices, measurements, change orders, and contract documents.
- Experience in change order management, claim management, or the commercial evaluation of service changes is a plus.
- You can commercially evaluate extra costs, quantity changes, additional services, and scheduling consequences.
- You're a confident negotiator with suppliers, subcontractors, clients, and project partners.
- You have a good understanding of technical contexts, construction processes, and contractual interfaces.
- You're proficient with Microsoft Excel and commercial evaluations.
- You work in a structured, precise, and solution-oriented way.
- You think like an entrepreneur, take responsibility, and stand behind your topics.
- You communicate confidently with management, project teams, and external partners.
