The BLUS II construction project is located on Ungererstrasse / Stengelstrasse / Luxemburgerstrasse in Munich.

The property covers an area of ​​approximately 10,640 m² with a total of five existing buildings. The BLUS II project involves three of these existing buildings.

The modernization and expansion of the existing buildings will be carried out while they are still in operation. The existing buildings will be partially renovated and energetically upgraded. In addition, the buildings will have an additional floor added to the attic.

The existing buildings contain approximately 112 residential units and cover an area of ​​approximately 8,000 m².

The existing buildings will have their own access and technical center, which will be located underground in the outdoor facilities.

The heat generation will be done through district heating.

Das Bauvorhaben BLUS II liegt an der Ungererstrasse / Stengelstrasse / Luxemburgerstrasse in München.

Das Grundstück umfasst eine Fläche von ca. 10.640 m² mit insgesamt fünf Bestandsgebäuden. Das Projekt BLUS II behandelt drei dieser Bestandsgebäude.

Die Modernisierung und Aufstockung der Bestandsgebäude wird im laufenden Betrieb vollzogen. Die Bestandsgebäude werden teils kernsaniert und energetisch ertüchtigt. Außerdem erhalten die Gebäude eine Aufstockung des Dachgeschosses.

Die Bestandsgebäude beinhalten ca. 112 Wohneinheiten und erstrecken sich auf ca. 8.000 m².

Die Bestandsgebäude erhalten eine eigene Erschließung und Technikzentrale, diese befindet sich unterirdisch in den Außenanlagen.

Die Wärmeerzeugung erfolgt über Fernwärme.

The building was constructed in 1843 as a residential building by Johann Baptist Bernlochner. The building is a listed monument and is listed under monument number: D-2-61-000-161.

The residential building comprises 8 residential units and extends over a partially basemented basement, three full floors, an attic, and an attic space.

The technical systems will be completely rebuilt. The renovation will be partially carried out while the building is still in use.

Das Gebäude wurde im Jahre 1843 als Wohngebäude von Johann Baptist Bernlochner errichtet.  Das Gebäude ist ein Einzeldenkmal und wird unter der Denkmalnummer: D-2-61-000-161 geführt.

Das Wohngebäude umfasst 8 Wohneinheiten und erstreckt sich über ein teilunterkellertes Untergeschoss, drei Vollgeschosse, ein Dachgeschoss und ein Spitzboden.

Die haustechnischen Anlagen werden vollständig neu aufgebaut. Die Sanierung erfolgt teilweise im laufendem Betrieb.

The new construction of the office and production building - for the subsidiary Plexiweiss GmbH of the Glas Trösch Group - covers an area of 7,685 m². Precision parts for the automotive and aviation industries are manufactured here.

The heat supply of 500 kW is provided by a gas condensing cascade, while the temperature control in the office area is achieved through valve radiators, and in the production area through a 4,100 m² concrete core activation.

The office areas are equipped with air conditioning provided by an efficient VRF system. The total air volume flow rate of the production and clean rooms is 19,700 m³/h. A particular challenge was the integration of the needs of a clean room, in accordance with the ATEX classification (explosive atmosphere), including a gas detection system.

In addition, a compressed air network and a DDC system for the connection of the technical systems were implemented.

The planning was completely carried out as a three-dimensional model (BIM).

Der Neubau des Büro- und Produktionsgebäudes – für die Tochterfirma Plexiweiss GmbH aus Glas Trösch Gruppe – erstreckt sich über 7.685 m² Nutzfläche. Hier werden für die Automobil- und Luftfahrtindustrie Präzisionsteile hergestellt.

Die Wärmeversorgung von 500 kW erfolgt mittels Gas-Brennwert-Kaskade, die Temperierung mittels Ventilheizkörper im Bürobereich, jedoch in der Produktion mittels einer 4.100 m² Betonkernaktivierung.

Die Büroflächen erhalten eine Klimatisierung die durch eine effiziente VRF-Anlage erbracht wird. Die Gesamtluftleistung der Produktions- und Reinräume beträgt 19.700 m³/h. Eine besondere Herausforderung war die Integration der Bedürfnisse eines Reinraums, im Einklang mit der ATEX-Einstufung (explosionsgefährdeter Bereich) inkl. einer Gaswarnanlage.

Des Weiteren wurden ein Druckluftnetz, sowie eine DDC-Anlage für die Aufschaltung der betriebstechnischen Anlagen realisiert.

Die Planung wurde komplett als dreidimensionales Modell (BIM) erstellt.

The laboratory and office building in Markt Schwaben covers a total area of 7,260 m². The building was constructed in 2004 as a partially basemented solid construction with a flat roof.

Das Labor- und Bürogebäude in Markt Schwaben erstreckt sich über eine Gesamtfläche von 7.260 m². Das Gebäude wurde 2004 als teilunterkellerter Massivbau mit Flachdach errichtet.
